Wow, what a crazy month in real estate!  Coldwell Banker sold 8 homes a day in the month of March.  Overall, the inventory challenges continue, more listings are needed to keep up with the demand.  Keys Wide Inventory is Down 35 Percent.  2,669 homes on the market to 1,729.  The number of sales from the same time last year went from 639 to 1,061, which was a direct result of Covid.  The average sale price has gone from 691k to 864k, which is at a record high.  The highest price we saw before was just over 800k in 2006.  Dollar volume of Sale went up over 100 Percent!  Almost a billion dollars in sales in the first quarter this year.  Sale Price to Original List Price increased by almost 4 percent.  The average seller is getting about 93 Percent of their List Price when they sell.  Average List Price is a little over 1.1 million.  Pending Transactions are up over 104 Percent. 

The most important number is the Number of Listings.  This is the lowest we have seen since 2005.  This is a direct result of Covid, and has continued to drive this market.  Last March, we started seeing sellers pull their properties off the market due to Covid.  In 2018, it went down again which was due to Irma.  Although inventory is still low, buyers are starting to become a little less emotional, there seems to be a little less urgency in the market place.  However, until inventory starts to increase the market will remain very competitive.
